Building Description: Seneca One Tower, the tallest building in Buffalo at 529 feet, is a landmark of modernist architecture designed by Skidmore, Owings & Merrill. Originally built in the 1970s as Marine Midland Bank’s headquarters, it symbolized Buffalo’s financial ambitions during the post-industrial era. After years of vacancy, the building underwent a $150+ million transformation beginning in 2016, led by Douglas Development, into a vibrant mixed-use hub featuring offices, apartments, retail, and public gathering spaces. It now houses companies like Highmark Blue Cross Blue Shield, M&T Bank’s tech hub and 43North, playing a pivotal role in Buffalo’s downtown tech and innovation revival. Architecturally, the tower features brutalist elements softened by new light-filled atriums and plaza-level pavilions. The revitalized Seneca One acts as a connector between Main Street and Canalside, anchoring Buffalo’s urban resurgence. It stands today not only as an architectural icon but also as a social and economic catalyst for the city.
