Building Description: Avant, French for “Forward,” was Buffalo’s first mixed use development in the Central Business District. The building’s classic glass curtain wall profile reflects Buffalo today and tomorrow. This adaptive reuse project transformed a Brutalist 1972 asbestos-laden federal office building spanning an entire city block into a hub for live/work/play environments. Avant features an Embassy Suites hotel, Class A office space, an on-site restaurant and luxury condominiums.

A trailblazer in the city’s downtown renewal, it was boldly executed during the height of the Great Recession and quickly achieved full occupancy. The success of Avant has helped spur over $450 million of investment in its two-block radius, unleashing a new era of development across the Buffalo skyline.
